Johnson Advisory Group / Services / Fractional Facilities
Ongoing Leadership
Fractional Director of Facilities
Johnson Advisory Group becomes the accountable senior leader for your facilities function — operations, vendors, capital planning, construction, risk, and executive reporting — at the level of involvement your portfolio actually requires.
The Distinction
Director-level responsibility. Sized to the portfolio.
Fractional does not mean a cheaper director working fewer hours. It means the same ownership of the function, applied at the level the organization's portfolio requires.
The relevant comparison is full-time internal facilities leadership against outsourced senior facilities leadership. In both cases someone owns the function, sets the priorities, manages the vendors, defends the capital budget, and answers for the condition of the buildings.
The difference is that you pay for the leadership rather than for full-time internal capacity you may not need. Johnson Advisory Group operates as part of your management structure — not as an outside advisor who produces recommendations and leaves the execution to you.
Reporting structure
Existing internal staff are directed, not displaced. Organizations that already employ maintenance personnel are frequently the best fit — the people are in place, the senior layer above them is not.

Major construction projects are generally scoped as separate Owner's Representation engagements rather than absorbed into a recurring facilities retainer. This keeps the retainer honest and gives the project the attention it requires.
Onboarding & Transition
The engagement starts by building the management system.
Every engagement opens with a one-time onboarding and transition phase: vendor and contract inventory, preventive-maintenance review, equipment and asset documentation, facility issue review, capital-project review, emergency contacts, site walkthroughs, management cadence, and reporting setup.
It produces four working documents that become the operating spine of the engagement — and that remain yours regardless of what happens afterward.
Deliverable
Facility Risk Register
Critical systems, known deficiencies, single points of failure, and end-of-life exposure, ranked by operational impact.
Deliverable
Vendor Matrix
Every vendor, what they cover, contract terms, renewal dates, spend, and how they are actually performing.
Deliverable
PM Calendar
Preventive maintenance by asset and interval, with responsibility assigned and compliance-sensitive items flagged.
Deliverable
12-Month Priorities

Onboarding is billed separately from the recurring engagement, typically around $2,500 depending on portfolio size and the state of existing documentation.
Engagement Structure
Engagements are sized to the portfolio.
Fractional Director engagements typically start around $5,000 per month and scale based on portfolio size, facility complexity, site presence, and required involvement.
Facilities Advisor
Strategic support and limited recurring oversight for smaller organizations, or for those testing the model before committing to full leadership.
From $2,500/mo
Fractional Director of Facilities

From $8,500/mo
Engagements begin with a one-time onboarding and transition phase. Major capital projects are scoped separately as Owner's Representation.
Scope Boundaries
What the engagement is, and what it isn't.
Clear boundaries make the engagement work. Johnson Advisory Group provides management and leadership of the facilities function. Items outside that scope are coordinated, managed, referred, or separately scoped — not quietly absorbed or quietly dropped.

Get Started
Someone needs to own the facilities function.
If facilities responsibility is spread across leadership, operations, site managers, maintenance personnel, and vendors, Johnson Advisory Group can provide the senior leadership layer that brings it together.
